Arup signs for 20,000 sq ft at Newcastle’s 1 Citygate

One of the city’s largest lettings this year, the consultancy will occupy floors four and five of the Gallowgate building, committing to a 15-year lease.

Joining fellow occupiers EY, Handelsbanken, UBS, Burnetts Solicitors, and Health Innovation North East and North Cumbria, Arup’s office space totals 20,185 sq ft and includes an exclusive roof terrace.

The deal follows on from a refurbishment of the two floors by landlord Britannia Invest, overseen by asset manager Catella APAM. The rate was aadvertised at £36/sq ft.

Arup has relocated from Central Square North, near the train station, to the city’s science quarter, a stone’s throw from St James’ Stadium.

Parker Knights is joint agent with Knight Frank and acted on behalf of the landlord, while Arup was advised by Aidan Baker of Lambert Smith Hampton and Elaine Murphy of BNP Paribas Real Estate.

Andy Johnson, director at Arup, said: “Arup is delighted to be relocating to 1 Citygate, in the heart of the city. This move reinforces our long-standing commitment to the region and provides a strong platform for continued business growth, building on our successful 60-year presence.”

William Grenfell, associate director at Catella APAM, added: “We have continually invested in 1 Citygate, and Arup’s 15-year commitment is a testament to that. The building has a strong community, and we’re pleased to add a business of Arup’s calibre.”

Michael Downey, managing director, Parker Knights, said: “We are delighted to have acted for Britannia Invest and Catella APAM on this transaction. This deal is a direct result of their proactive investment in 1 Citygate.

“The comprehensive refurbishment of floors four and five has created a workspace that attracts occupiers of the highest calibre, and securing Arup on a 15-year lease is testament to that. 1 Citygate continues to go from strength to strength.”
