Plans are in for the demolition of buildings on Lime Street in Byker, to be replaced with a four-to-six storey 57 apartment block with three ground-floor commercial units.
Located in the Lower Ouseburn Valley, the site is currently occupied by vacant industrial buildings that have fallen into disrepair.
The 38,000 sq ft scheme is being supported by Newcastle-based Floc Studio, which is acting as agent on the project, Xsite Architecture, Biodiverse Consulting, and Geo Environmental Engineering.
The applicant is Rob Cameron, one of the founders of the popular By the River brewery that had a shipping container hub on the banks of the Tyne in Gateshead for six years, before it had to close in 2024.
His company, Poperty@Lime Street has previously had an application for the same site refused on the grounds of inadequate light for residents, and potential harm to the surrounding Ouseburn conservation area.
The key changes to the application relate to three apartments at the southern end of the development, which have been redesigned to become dual-aspect in order to increase the amount of light.
Situated around 20 minutes walk from Newcastle centre, Lime Street is a key route through the valley and runs parallel with the Ouseburn.
The site itself is linear, with around 90 metres running north to south along the front of the street, varying in depth from 21-44 metres.
