Completion date confirmed for 1 & 2 Pilgrim Place

Both buildings are on track for an April 2027 launch, and while 1 Pilgrim Place has been fully pre-let by the Department for Work and Pensions, No 2 will bring around 100,000 sq ft of much-needed grade A office space to Newcastle.

2 Pilgrim Place is now available to let, via joint agents Knight Frank and Avison Young, with floorplates ranging from 12,700 sq ft to 17,000 sq ft across seven storeys.

Lower floors will have a wellness suite and amenities for cyclists, while level three of the building, which extends to 12,700 sq ft, also has a 3,500 sq ft terrace with views over the River Tyne.

The project has been one of Newcastle’s most significant regeneration projects in recent times, with work taking place over the last six years to transform the city centre site.

Designed by Ryder Architecture and delivered by Bowmer & Kirkland, Taras Properties, which is owned by developer Reuben Brothers, was granted permission to build the two Ryder-designed office buildings in 2021.

1 Pilgrim Place will provide around 245,000 sq ft of grade A office space across nine storeys to the afore-mentioned DWP, alongside an underground 132-space car park and service area.

Located east of Pilgrim Street and south of Worswick Street, the 0.5-acre site is next to Bank House, the grade two-listed Worswick Chambers, and 93-101 Pilgrim Street, which is currently being converted into F&B outlets.

Neighbouring Bank House was the first phase of Pilgrim Place and reached full occupancy last year following a raft of lettings to tenants including Barclays, DAC Beachcroft, Lycetts and Neptune North.

Pilgrim Street has also seen the practical completion of the 463,000 sq ft Pilgrims Quarter, which is on course to be occupied by HMRC in 2027, as well as Hotel Gotham in the city’s old fire station, and Worswick Chambers, which was occupied by STACK in December 2025.
