Gentoo submits Sunderland plans

The developer wants to build 109 affordable homes to the north of Emsworth Road in the Carley Hill area of the city, in a scheme designed by Newcastle-based JDDK Architects.

Landscape designer One Environments and planning consultant Pegasus are also on the project team.

The land already has outline permission for development, and sits between Fulwell Quarry Local Nature Reserve and residential areas around Emsworth Road.

The proposed housing mix is for six bungalows, three-storey apartment blocks, and two-storey terraced and semi-detached houses.

Gentoo intends to manage the properties once built, and will incorporate energy efficient technology to support the council’s aim to be carbon neutral by 2030.

As far as BNG is concerned, the developer intends to include bird and bat boxes, hedge barriers, native planting on open areas, and wildflower areas.

Landscaping will consist of a linear park that runs through the central area of housing, between an apartment block and the back gardens of semi-detached and terraced houses.
