Homes by Esh secures planning consent for 49-home Sunderland scheme
The development forms part of the council’s wider masterplan for land north of Burdon Lane and aligns with its Core Strategy and Development Plan.
The scheme will provide a mix of three and four-bedroom detached and semi-detached homes at Burdon Road in Tunstall, around four miles from the city centre.
Homes by Esh said it intends to work with local SME contractors and suppliers during construction, and 10% of the homes will be affordable.
The latest approval reflects continued residential development across Sunderland’s designated growth areas, with developers bringing forward new housing in line with the city’s long-term expansion plans.
Although the site is part of the council’s Core Strategy and Development Plan, this document is currently being replaced by a new local plan, alongside the International Advanced Manufacturing Park Area Action Plan, with work commencing on the initial scoping stages.
Technical Director at Homes by Esh, Dale Morris, said: “Securing planning approval for our Burdon Road development is a significant milestone for the team and a positive step forward for housing delivery in Sunderland.
“Our focus has been to design homes that not only meet the needs of modern families but also integrate seamlessly with the local area and its long‑term growth plans.
“With sustainability, energy performance and community at the heart of the scheme, we look forward to bringing these homes to life and working with local partners to generate real economic benefit for the region.”
