Homes England launches £330m Forth Yards tender
The government agency has started the process of securing a long-term development partner for phase one of the 50-acre, city centre brownfield site in Newcastle, stating that it is interested in hearing from SMEs.
Working alongside Newcastle City Council, the North East Combined Authority, and Network Rail, Homes England appointed Avison Young as an advisor on the project last month and is now accepting requests to participate until 10 November.
Development efforts will initially focus on Quayside West, a 15-acre plot within the wider regeneration site, with capacity for around 1,100 homes – almost half of the 2,500 homes that it is hoped will eventually be delivered over the next 20 years, alongside 161,000 sq ft of commercial space and public realm.
Phase one will also include the Highline part of the scheme, a vertical garden that takes inspiration from New York, as well as associated infrastructure at Forth Yards.
Once selected, Homes England will enter into a Development Partnership with the developer, and the collaborative nature of the relationship is stressed as a key point.
The contract is expected to start on 1 January 2027 and run until the end of 2042, with a possible extension of five years.
Owned by Homes England, the government agency acquired Quayside West last year and recently secured a £121.6m grant from the Brownfield, Infrastructure, and Land programme to support its delivery.
