Miller probes Mount Leven housing
The housebuilder has submitted an environmental impact assessment to Stockton-on-Tees Council for a 400-home development that would also include a convenience store, a care home, a bus turning area, and associated landscaping.
Supported by Lichfields, the 114-acre site sits to the north east of Yarm and is mainly made up of agricultural fields that are part of Mount Leven Farm. A riding school is located within the north west of the land, as is a residential property over in the west.
Previous planning applications for around 200 homes on a portion of the site have been refused, first in 2022 and then again in 2024. This application has sought to address the issues that led to refusal, namely that not enough provision had been made for elderly residents.
Details of the proposed development are vague at this point, but include up to 400 homes split between six village clusters, with housing made up of detached, semi-detached, and terraced homes. Ranging from two- to five-bedrooms, around 20% will be affordable and all properties will have private gardens.
The local centre will be in the middle of the site, and will comprise around 10,000 sq ft of either retail space or local community use.
An outline application is expected later this year.
