Rula starts on site at 54-acre Teeslink site
The developer is delivering a 775,000 sq ft industrial and logistics hub in Stockton-on-Tees in partnership with the council, and has appointed Seymour Civil Engineering as main contractor.
The wider project team includes AJA Architects and ID Planning, which submitted the planning application in April.
Phased in line with market demand, phase one includes infrastructure works for access roads and plateau creation, funded by a £3m grant from the Tees Valley Combined Authority’s Indigenous Growth Fund.
Development plots will then be created in line with the agreed outline planning permission, which was granted in September, to enable the speedy delivery of units based on occupier requirements.
Units will be able to range from 3,000 sq ft to 500,000 sq ft, and could be available for occupation by the end of 2026.
Stockton-on-Tees Council purchased the land in 2021 with money from the IGF, and Rula Developments was selected as the council’s partner following a competitive tender process.
Located next to Eaglescliffe Train Station and one mile from the A66, the site will have the potential to support up to 1,000 jobs.

“Eaglescliffe is already home to a range of huge businesses and with the strong transport links, including the redevelopment of Eaglescliffe Station and new cycleways, it’s easy to see why it continues to attract investment.
