Story Homes bags Middlesbrough consent
Full approval has been granted for 205 homes at Nunthorpe Grange, with most of the housing set to be of four bedrooms or more.
Delivery of the 39-acre development at Nunthorpe Grange, one of the council’s busiest areas for new housing proposals, is still conditional on a Section 106 agreement, but was given a path to success at Middlesbrough’s planning committee on 12 February.
The scheme will be called Nunthorpe Gate. No affordable housing is proposed, with the developer instead prepared to meet an obligation for off-site provision of 31 homes. This is a site allocated for housing in what is a key growth area for Middlesbrough.
Housing provision at Story’s site will be 26 three-bed homes, 114 four-bed homes, 54 five-bed homes and 11 six-bed homes. Just under 10 acres will be open space.
Hedley Planning Services advised, along with a team including Elliott Consultancy and Biodiverse Consulting.
Story Homes, headquartered in Cumbria, said the approved development will make an important contribution to local housing delivery, and that it has been carefully designed to complement the character of the existing Nunthorpe community while providing lasting benefits for the wider area.

Story has begun to invest in the area, with initiatives including supporting Nunthorpe Squash Club. The S106 deal will include contributions towards education, local highway improvements, sustainable travel and an off-site affordable housing contribution.
A new access point off the A1043 to the south of the site will help manage traffic flow and minimise disruption, alongside enhanced pedestrian and cycle connectivity, including improvements to the existing Public Right of Way and new footpath and cycle routes.
