Sunderland submits Sheepfolds plans
The council is looking to build up to 600 apartments and townhouses at the former industrial estate, in what will be the most populous area of the Riverside Sunderland scheme.
Vistry was chosen to lead on the delivery of the housing in May, working alongside architect FaulknerBrowns and planners Fairhurst.
As well as housing, around 19,000 sq ft of commercial and community spaces will be provided.
A total of 29 buildings have been demolished ahead of the project, with nine more requested in the application.
The amount of affordable housing that will be offered is at this stage unclear, with a report stating the scheme has ‘significant viability challenges’.
The first phase of development is expected to start in early 2026, following a decision expected around November this year.
Vistry’s scheme sits on land between St Peter’s metro station and the soon to be completed Housing Innovation and Construction Skills Academy.
The former Sheepfolds industrial estate close to the River Wear, Millennium Way, the Stadium of Light, the Tyne and Wear Metro line, and Sheepfolds Stables.
