Taylor Wimpey submits plans for 252-home Gateshead development

The housebuilder is hoping to develop the scheme at Clasper Village by the River Tyne using £3m secured from the North East Combined Authority.

Taylor Wimpey has worked alongside Gateshead Council to bring the site forward, with plans settling on a mix of one- to four-bedroom homes, 15% of which will be bought by the council.

The council intends to have two-thirds of its properties available via social rent, with the remaining on the market for affordable sale – such as through shared ownership.

Designed by P+HS Architects, the focus is on creating a ‘walkable neighbourhood’ with new access routes, landscaping, and improvements to public spaces part of the design, including cycling and pedestrian links into the nearby Gateshead and Newcastle city centres.

The site sits close to Taylor Wimpey’s other Gateshead riverside side, Staiths South Bank and forms part of Gateshead’s wider regeneration plan published in Autumn 2025.

The council has been trying to develop the site for more than 15 years, after deciding it would be more cost effective to demolish and rebuild rather than refurbish the existing flats on the land.

Demolition began in 2015 and concluded in 2018. In 2019, plans for 200 homes were put on the table, before being dropped in 2022 over rising costs.

Taylor Wimpey was chosen to bring forward housing on the site following a tender process last year.

North East Mayor Kim McGuinness said: “Our £3million commitment to Clasper Village will help unlock the full potential of a site that has sat unused for too long, and is part of a much bigger transformation for Gateshead we’re leading through new homes at the Old Town Hall, new space for business in the Railway Quarter, and £24m to make Gateshead Quays home to a world-class arena.

“Together these investments will create hundreds of new jobs and a town centre local people can be really proud of, as we accelerate regeneration throughout the Newcastle-Gateshead area , the North’s most exciting urban growth programme.”

Samantha Allcott, strategic director for housing, the environment and healthy communities at Gateshead Council, said: “We are really pleased to reach agreement with Taylor Wimpey to bring this fantastic site forward.

“Their plans for new homes are just what this area needs, as we move our housing regeneration programme onwards.

“The new residents here will benefit from the newly re-landscaped Askew Road, providing a tree-lined route into the centre of Gateshead and towards the Quays and the lively Railway Quarter.”

Mark Fletcher, land and planning director at Taylor Wimpey North East, said “Working in partnership with Gateshead Council and the North East Mayor, our proposals will deliver a thoughtfully designed neighbourhood that reflects the character of the riverside while creating new opportunities for people to live close to the centres of Gateshead and Newcastle.

“Subject to planning approval, we look forward to seeing this new community take shape in the years ahead.”

Nathan Sanders, Studio Principal and Lead Architect at P+HS Architects in Newcastle, said: “Clasper Village has been designed as a people-first neighbourhood, with walkable streets, strong links to the riverside and shared spaces that encourage community life.”
