Third time lucky for West Jesmond RBL site?
Proposals for an apartment scheme follow refusal for a student accommodation project at the Royal British Legion plot.
EdgePlan has submitted plans for the site on West Jesmond Avenue, with Hann Tucker and Studio PH Architecture also advising the RBL organisation on the redevelopment of the two-storey building.
In this latest iteration, four apartments are planned on each of the two floors, with a new floor added to the top containing a further four apartments.
The site, allocated locally for housing, is described as a highly sustainable urban location, in the centre of West Jesmond, and represents a reworking of a previously developed site in a mostly residential area.
Plans put forward in 2021 proposed 18 student apartments on upper floors, with the retention of the club at ground floor level. The application was refused following more than 80 objections, with a later modified application being withdrawn before reaching committee.
The refreshed application has now been validated by Newcastle City Council, and is available to view on the local authority’s planning portal with the reference 2023/0492/01/DET.
This building should have been made into flats for servicemen who can no longer work due to multiple reasons when we are being informed of veterans being made homeless (disgrace)

Royal British Legion should be ashamed of themselves they way they have handled the West Jesmond Club. The company who took on the rental of the premises were engaging with veterans and local residents and intended to make the premises a hub for the Jesmond residents. The Royal British Legion have treat this company extremely badly and if they had no intention of allowing the company to develop their business plan, the least they should have done would be to turn the building into homes for genuine service veterans.
