UK Land nears completion at Teesside Estate

Work on a 23,000 sq ft speculative industrial unit at the 300-acre business park in Thornaby is being delivered by Tri Construction and is due to complete next month.

The landlord has committed significant capital to both new-build and refurbishment projects across its estates, with a number of schemes due to complete in the first half of 2026.

Recent occupiers at Teesside Estate include Lookers, Starbucks, and Mammoet, with UK Land Estates hoping the latest unit, designed for manufacturing or distribution use, will build on that momentum.

The development marks the latest collaboration between Tri Construction and UK Land Estates, following projects including refurbishments at Tyne Tunnel Trading Estate and a 67,000 sq ft industrial unit at Team Valley.

The development is being marketed by Knight Frank and Connect Property North East.

Brandon Bailey, director at UK Land Estates, said: “It is fantastic to see this industrial development nearing completion.

“Over the past few years, we have invested tens of millions of pounds into Teesside Estate and the development of this latest facility will hopefully help cement its position as one of the region’s core business parks, while creating much-needed jobs for local people and providing a real boost to the local economy.”

Graham Urwin, construction director at Tri Construction, said: “We are delighted to be delivering yet another successful project for our long-term client UK Land Estates.

“Over the past decade we have worked alongside UK Land Estates on the estate carrying out numerous projects, both new build and refurbishment to assist them in the re-generation of the area, creating some great spaces for business and job creation.

These have ranged from retail units to industrial space, with the most recent being a new Starbucks Drive drive-thru.”
