UKREiiF | North East England launches 190-acre N-SIS
Designed to attract large-scale occupiers and global investors, the Northumberland Strategic Investment Site has the ability to accommodate up to 3.25m sq ft of industrial space to support advanced manufacturing, energy, and wider industrial operations.
Launched by Northumberland Council and located in the south east of the county, the employment-led scheme is near to the Port of Blyth and Blackstone’s QTS £10bn Cambois data centre campus, one of the largest in Europe, and neighbours Northumberland’s AI Growth Zone and Green Industries Investment Zone.
Also close-by is Northumberland Energy Park, which includes JDR Cables’ recent £130m advance manufacturing development.
Designed by Ryder Architecture and Towner & Townsend, the masterplan has allowed for plots with flexible configurations, and will be targeting sectors aligned with clean energy, offshore renewables, and advanced engineering.
The site has immediate access to the A19 and A1 and the Port of Blyth’s deep-water logistics hub and rail freight, as well as the reopened Northumberland Line for commuters.
As for the ongoing question around power for developments such as this, the council has said N-SIS will be able to access existing and planned national and regional grid infrastructure, as well as the ability to connect into clean and renewable energy sources.

“This is a site of genuine national importance, 77 hectares of prime development land, designed to attract global investors and create 5,000 high-quality jobs for our communities.
“With exceptional connectivity and access to the energy infrastructure required by modern industry, N-SIS places Northumberland firmly on the map as a destination for large-scale, future-facing investment.
N-SIS has been carefully planned to meet the demands of today’s industrial occupiers and tomorrow’s industries. Working with Turner & Townsend and Ryder Architecture, we have created a masterplan that combines scale, flexibility and sustainability, ensuring the site can accommodate major investment across sectors such as offshore renewable energy, electrification and advanced manufacturing.
