Dissington Estate on market for £18m

The farming land extends to more than 2,500 acres eight miles from Newcastle, close to Ponteland.

Savills is handling the sale process, which covers a mixture of arable and pasture land, woodland, a number of farm steadings and a residential portfolio.

Most of the 2,552-acre estate falls within five equipped tenanted farms let on either Agricultural Holdings Act or Farm Business Tenancies, and there are five residential properties, two of which are let, a fishing pond and small blocks of grazing land.

The total current income generated across the estate is £258,111 per year.

The estate includes the former ‘Dissington Garden Village’ site, which proposed a new 2,000 home settlement north of Darras Hall, promoted by previous owner Lugano Dissington Estate, which went into administration in 2019.

Andrew Black, director in the Savills rural agency team which is handling the sale, said: “The opportunity to purchase an investment estate of this scale where there is the potential for significant capital uplift in the long term is rare with potential for significant long term capital, through the reversionary interests in the existing tenancies, as well as future small and large scale development prospects.”
