Homes England to offload 165-acre Newburn Riverside site

The former Stella North Power Station sits around four miles west of Newcastle city centre and is being marketed as one of the North East’s largest allocated brownfield development sites.

The power station was decommissioned in 1991, with demolition carried out between 1992 and 1996 alongside a programme of site remediation.

The eastern part of the wider site was subsequently developed for office and industrial uses in the early 2000s. Existing occupiers include North East Ambulance Service, NHS Business Services Authority, Stannah Lifts, and McFarlane Packaging.

The main parcel now being marketed comprises around 165 acres of undeveloped land, which is relatively flat and predominantly covered by grass and shrubs, with dense vegetation along its northern, western, and southern boundaries.

The site has access from Kingfisher Boulevard, with the River Tyne forming its southern boundary.

Newburn Riverside is allocated in the Newcastle upon Tyne Development and Allocations Plan, with the eastern part of the site allocated for employment and the western section allocated for residential development.

Further commercial development is also expected across the wider site following recent planning approvals.

The site is being offered on a freehold basis, with Thomas Lister appointed as sole agent to oversee the sale.

Homes England said it is seeking a developer or investor with the skills and experience to bring forward a comprehensive development across the site, which benefits from existing infrastructure, while a substantial electrical primary substation sits adjacent to its north-western boundary, providing potential for a grid connection.

Interested parties can find out more on Thomas Lister’s site and have until 1pm on 25 September to submit electronic bids.
