Plans in for next stage of Skerningham Garden Village

Tiviot Way Investments is looking to build up to 850 new homes on land off Bishopton Lane, marking a significant step forward for the Darlington scheme.

The plans, prepared by 3DReid and supported by Satnam Planning, outlines housing delivery alongside green infrastructure and sustainable connectivity.

The Bishopton Lane site, forming the south-eastern edge of the wider Garden Village, is part of a strategic allocation for 4,500 homes under Darlington’s Local Plan.

Key features of this scheme include the retention and enhancement of mature hedgerows, tree belts, and field boundaries, alongside the protection of the River Skerne corridor and the Great Burden Rural Gap.

New pedestrian and cycle routes, as well as upgraded public rights of way, are designed to promote sustainable travel.

A central ‘green spine’ along the River Skerne and a secondary corridor along Carcut Beck will create ecological links across the site, connecting to existing open spaces and enhancing the area’s landscape framework.

Skerningham Garden Village as a whole

Proposals for Skerningham Garden Village aim to deliver up to 1,650 homes by 2036 and 4,500 in total.

The wider site  is 1,200 acres. It will adjoin the existing communities of Beaumont Hill, Whinfield and Great Burdon, while Barmpton village is also close to the north-eastern edge of the allocation site.

The allocation is bordered by the Skerne River and Barmpton Village to the north, the A167 to the west, Darlington’s existing urban edge and the A66 to the south and agricultural land to the east. The allocation is bisected by the East Coast Mainline which runs in a north-south direction through the site.

Plans in so far

Initially, a draft masterplan to bring up to 3,700 homes was developed by Banks Property and Skerningham Estates in 2023, with Lichfields as the planning consultant for the project.

In August 2024, Skerningham Estates, based in Stockton-on-Tees, lodged a hybrid application, seeking full consent for 450 homes, and outline permission for a retail store and pub with associated parking, landscaping and infrastructure.

Prior to that, Banks lodged outline plans for 600 homes in the Beaumont Hill area, west of the railway line.
