Darlington 330-home scheme makes it to council
A development that’s been in the works since 2021 will be considered by the council today, with a recommendation to approve the plans for 96 homes from Bellway and 230 from Avant Homes in the village of Middleton St George.
Outline permission for the site to become residential was granted in 2019 and initially Berkeley DeVeer was the developer to submit plans, which also includes three retail units and a primary school.
Following Berkeley’s acquisition of Avant, both Avant and Bellway applied for permission to build the 330-homes, dividing it between themselves.
AMS Planning, Architecture, and Development Consultants originally worked on the project, and more recently Hamilton Willis Land & Development has been progressing plans on behalf of both Bellway and Avant.
Located on land south of Yarm Road, the site is bordered by fields to the south, residential properties to the west, and a railway embankment to the north.
The site is 37-acres and is divided into three areas. Area A will house the primary school and is the central plot of land, west of Middleton Back Road.
Area B is the western-most parcel of land, and Area C is to the east of Middleton Back Road.
Avant has entered into a commercial agreement with the landowner for Area B, while Bellway has done the same for Area C. Avant will also secure the part of Area A that is required for the access road.
