Gateshead to launch procurement for Dunston Hill housing

The council is preparing to bring the site to market, seeking a development partner to deliver a residential scheme with a significant affordable housing component.

Speaking at the North East Development Update, Anneliese Hutchinson, strategic director of economy, innovation, and growth, said the council expects to launch the opportunity in July.

“Dunston Hill [is] on the market in July. We think this is probably one of our really attractive development sites,” she told delegates.

The site sits adjacent to ongoing residential development by Persimmon and forms part of the council’s wider neighbourhood regeneration programme.

Hutchinson said the authority hopes around 30% of homes delivered on the site will be affordable council housing: “We’re hoping for 30% of the units to be affordable council homes on there, but we’re looking to procure a developer partner for that site,” she said.

The comments provide an updated timetable for the council’s plans at Dunston Hill, where cabinet approval was granted in late 2024 to procure a developer to deliver 230 homes on the former Central Nursery and Flower Show Field site, including at least 69 affordable homes.
