Modo Bloc’s Ouseburn plans tipped for approval

Newcastle City Council is set to greenlight the developer’s four-storey, 15-room aparthotel with a ground floor commercial unit, on the former Kelly’s Yard on Foundry Lane.

The architect on the scheme is Miller Partnership, with Lichfields advising on the project.

The vacant brownfield site is within the council’s Regeneration Strategy for Lower Ouseburn Valley, which sets out its framework for the regeneration of the former industrial area.

Modo Bloc has set its sights on the plot of land within the Ouseburn Conservation Area, next to the grade two-listed Byker Bridge.

Plans include nine one-bed and six two-bed apartments for short term rental, as well as the 2,000 sq ft commercial unit.

Previously, plans for a similar aparthotel block were submitted by Modo Bloc in 2022, although were subsequently withdrawn.

Those plans were for a five-storey building with 28 apartments, which have been modified and scaled-back.

The council will decide on the project at its meeting on 18 July.
