Phase three of Hartlepool’s Quarry Farm set for approval 

Cecil M Yuill’s plans for up to 475 homes on 60 acres are recommended for consent at the council’s planning meeting on Thursday.

The scheme is located around two miles west of Hartlepool town centre and follows on from previous developments Quarry Farm 1, which consisted of 81 properties delivered by Bellway Homes, and Quarry Farm 2, which saw Barratt Homes build 220 houses.

Supported by architect Urban Place Lab, JW Planning, and OS Ecology, plans also include a local centre with retail and space for business start-ups and new footpaths connecting Elwick Road to Worset Lane.

A provision of 18% affordable housing has been made, and the layout of the estate includes large areas of open green space and pocket parks.

The land is currently agricultural, and is bounded by Elwick Road to the south, Worset Lane to the north, a reservoir to the north east, and Quarry Farm 1 and 2 to the east.

Despite being located outside the limits of development in the Local Plan, approval is recommended given the council’s need for housing supply and the fact it sits on the urban fringe.
