Adderstone wins civils contract for 248-home Spennymoor scheme
The appointment by Strata marks the housebuilder’s first project in the North East as it expands into the region, after gaining approval from County Durham in October last year.
Homes England is partnering with the developer on the project, with the government agency previously gaining outline permission for up to 250 homes on the brownfield site at Merrington Lane, formerly home to an Electrolux factory.
Adderstone’s works include the delivery of adoptable roads, foul and surface water drainage, utilities, and external works, with construction having started in May.
The civils programme is expected to run for more than three years, and the project will use material excavated on site to reduce the need for imported aggregate, with around 22,000 cubic metres of stone – equivalent to approximately 48,000 tonnes – being reprocessed into graded Type 1 sub-base for use across the development.
Adderstone said the approach means no virgin aggregate has been imported for the infrastructure works and has avoided an estimated 2,000 HGV movements.
It estimates the strategy will reduce embodied carbon by around 480 tonnes of CO₂e, while no excavated material will be sent to landfill.
The civils contractor is also targeting a local supply chain, with 100% of subcontractors, suppliers, plant hire and materials sourced within 25 miles of the site.
