Round two for Gosforth services

Brookfield Property Holdings is hoping for success at Newcastle’s planning meeting this Friday, as its resubmitted plan for a roadside petrol station is recommended for approval.

Located close to the A1 at land south of Rotary Way in Gosforth, the application has been supported by Stantec and includes a 2,000 sq ft drive-thru café on the western part of the site, with access and parking, as well as a 24-hour petrol station on the eastern part of the site.

The 5,000 sq ft petrol station would include a shop, an outside seating area, parking, access roads, EV charging points, and facilities for car servicing such as tyre pressure and washing stations.

An application for a similar scheme was rejected in 2021, which had plans for two drive-thru units. Other than reducing the number of drive-thrus, little else has changed.

Currently, the site is a three-acre agricultural field.

An existing roadside services development already exists next to the site, also accessed via Rotary Way, which includes a drive-thru coffee shop, a McDonalds, petrol station, a Travelodge, and a restaurant.

Brookfield’s application states that the existing development only provides five EV charging points, whereas this scheme promises a ‘significant’ number.
