Avison Young brings phase two of Cottingwood to market
Acting on behalf of Homes England, the nine-acre site in Morpeth has outline planning permission already granted and capacity for up to 51 homes.
Located one mile north of the town centre in Northumberland, the land is part of the wider Cottingwood estate being developed by Homes England which has outline permission for up to 875 homes, a local centre, a restaurant, and open public space.
Barratt and its David Wilson brand are currently developing a 260-home estate on the former St George’s hospital site.
The fully serviced land is available on a conditional freehold basis to low medium volume housebuilders, subject to the submission and approval of reserved matters and funding arrangements.
The intention is for a high-quality residential scheme within the market town and invitations to tender are open until 1pm on Monday, 15 December.
Mark McKelvey, director at Avison Young, said: “We’re delighted to be bringing the next phase of Cottingwood to market on behalf of Homes England. It’s a rare opportunity for developers to deliver much-needed new housing in one of the North East’s most desirable locations.
“With existing infrastructure already in place and outline consent secured, the site offers a clear route to delivery and a chance to create a high-quality residential community close to the heart of Morpeth.
“We welcome enquiries from developers who share the vision of creating sustainable, attractive homes that complement the wider Cottingwood estate.”
Samantha Curtis, development manager at Homes England, added: “Cottingwood represents an excellent opportunity for housebuilders to play a key role in meeting local housing needs while contributing to the long-term growth of Morpeth.
“This phase will help bring forward a well-planned extension to the town, supporting both existing and future communities.”
