Burtree Garden Village moves forward
Hellens Group and Homes England have appointed Lovell to deliver the first phase of housing at their Darlington site, on the outskirts of the County Durham town.
Lovell will build 261 homes in the first phase of the development, which includes 750 homes, green infrastructure, and a 20-acre public park, with nearly half of the site designated as green open space.
Plans also include retail outlets, community facilities, and sustainable transport connections.
Homes by Esh is also currently building on site, delivering 130 homes designed by Gateshead-based Nicholson Nairn Architects and supported by Hedley Planning.
In total, over the next 20 years the scheme will deliver 2,000 homes and more than 2m sq ft of employment space, as well as infrastructure.
Homes England has committed £43m to fund the site’s infrastructure and Darlington Borough Council is also a key partner in the project, contributing land.

“Lovell have embraced the design code for the new village which all developers have to adhere to and we look forward to seeing the delivery of their high quality homes from 2027 onwards once they have secured planning consent.”
