Former Royal Mail depot hits market
A £500,000 investment has been made into the North Tyneside site, making 32,000 sq ft of industrial space with 8,000 sq ft of supporting office space available.
Owner Buccleuch Property appointed Naylors Gavin Black to lead on the work required to restore the Balliol Business Park building to ‘as-new’ condition.
NGB has carried out dilapidations work and project managed a complete refurbishment. The consultancy is now managing the building and is marketing the space to let, along with joint agent Avison Young.

Keith Stewart, partner at Naylors Gavin Black, said: “The building has been completely overhauled as the previous use was manufacturing and the property was in some disrepair.
“The roof, cladding and gutters have received a new covering whilst the offices have new LED lighting, carpeting, WCs. The externals have had improvements to cut back vegetation as part of the transformation.
“Warehousing and manufacturing space of this size is in dire short supply in the region and particularly North Tyneside, so interest is expected to be high. The location is also prime given its good access to the A1 and A19 and situated opposite Quorum Business Park with excellent bus routes and close to the Metro.”
The property comprises approximately 32,000 sq ft. of warehouse space and 8,000 sq ft of open plan office space set over two floors with a double height reception, canteen, 54 parking spaces and a secure yard.
