Newcastle approves 1,400 Callerton homes

Taylor Wimpey and Persimmon can now push forward with plans for their part of the Upper Callerton masterplan on the outskirts of the city.

An initial phase will consist of 382 homes built alongside a spine road that will unlock the delivery of the remaining 1,000 homes.

Houses will comprise a mix of house types ranging from two- to five-bed properties, including detached, semi-detached, and terraced homes, which will all be fitted with EV chargers.

Areas of green open space have been incorporated into the design, as well as community allotments and play parks.

The wider plans for the full site will see the provision of a new primary school, sports pitches and a local centre.

Plans were initially submitted in 2023, when other housing had already been approved for Middle Callerton (1,150 homes plotted); and Lower Callerton, where Bellway is advancing 900 homes.

In a 2016 document, the council mapped out a design code for Callerton, with the firms listed as contributing including Bellway, CEG, The Northumberland Estate, O’Neill & Wright, POD and Lichfields.

David Stephenson, head of planning for Persimmon North East said: ‘We’re pleased that committee members have voted to reaffirm the Council’s recommendation for approval.

“These are exciting plans that will not only deliver a significant number of high-quality new homes for local people, but also a range of new facilities for residents and the local community to enjoy.

“As well as new housing, significant funding will also be made to Newcastle City Council for investment in local infrastructure including local education provision.

“We look forward to working with the council and the local community to bring these plans to fruition.”
