Sunniside offices primed for HMO switch
M&D Properties is pivoting to residential at its grade two-listed Frederick Street asset, playing into a wider move towards city living in the central Sunderland district.
The landlord is working with Planning House and Bishop Auckland-based Goldline Architectural on the project, which is now validated on Sunderland City Council’s planning portal.
M&D wants to redevelop the 4,131 sq ft 27-28 Frederick Street into a residential offer with 16 en-suite studios. As set out in planning documents, the building currently houses an accountancy firm, which is relocating.
The asset comprises two interconnected and adjoining buildings, described as late Georgian/early Victorian.
According to the planning application form, the existing five car parking spaces will be removed. The design & access statement submitted said that the reworked property will offer a generous kitchen space and outdoor amenity to the rear.
Sunderland’s wish to drive central residential is backed up with local planning guidance. Other projects advancing in the area include the 75-home Nile + Villiers, greenlit last summer, and a 44-bedspace student accommodation scheme next to the Elephant Tea Rooms.
In May, Ashbrookes secured planning consent for an 84-bedspace student living scheme in an 18,300 sq ft office block in John Street.
