Naylors Gavin Black secures 63,000 sq ft Connect letting
Flooring Superstore is relocating from Shildon to the industrial estate in Durham, part of the wider Integra 61 development.
The flooring retailer is consolidating its operations and expanding into the warehouse, located just off the A1(M).
Owned by Sunrise Real Estate, three units remain at Connect, ranging from 43,000-298,000 sq ft.
The largest of these, a 298,000 sq ft warehouse with 15-metre eaves, is the biggest speculatively built industrial unit in the region.
Naylors Gavin Black is joint letting agent on the Connect scheme, alongside CBRE and Avison Young.
Connect is part of the 205-acre Integra 61 site, which is home to a 2m sq ft Amazon centre, retailers Costa and Greggs, and residential, care, and leisure facilities.
Jenny Wang, founding partner, chief operations officer, and head of asset management at Sunrise Real Estate, said: “Flooring Superstore’s recent commitment highlights the sustained demand for premium, sustainable logistics facilities in the North East.
“The long-term lease signed by Flooring Superstore demonstrates not only the market’s appetite for modern space with solid environmental specifications, but also the development’s adaptability in meeting diverse operational requirements.
“This flexibility continues to attract robust interest in the three units that remain available.”
Keith Stewart, partner and head of agency at Naylors Gavin Black, said: “For too long, the region has lacked well-located, high-quality industrial and warehouse space.
“The Connect scheme is successfully meeting that demand and we are seeing strong interest in the remaining units.”
Nick Bisicker, operations director at Flooring Superstore, said: “The North East is unfortunately not
blessed with units of this standard at affordable prices.
“As soon as we saw this particular warehouse, we knew it was the one for us.
“With the motorway access so close and the distance to our existing warehouses also not too far away, it was ideal for us to remain within driving distance of existing Distribution Centres and remain local for all our existing members of staff, which was very important to us.
“To be able to expand sustainably and offer our warehouse staff better working environments is a win-win.”
