Rula readies plots for Teeslink logistics park

Doncaster-based Rula Developments has completed enabling works at its industrial scheme in Stockton-on-Tees with permission for 775,000 sq ft.

Seymour Civil Engineering, from Tees Valley, has installed the road access, connected utilities and created development plateaus for serviced plots at the 54-acre site.

Planning consent was granted in September 2025 for units ranging from 3,000 sq ft to 500,000 sq ft.

Teeslink is being brought forward by Rula in partnership with Stockton-on-Tees Council. The council acquired the site in 2021 using funding from the Tees Valley Combined Authority’s Indigenous Growth Fund and selected Rula as development partner following a competitive tender process.

The partnership has invested £3m of Indigenous Growth Fund to deliver the infrastructure required to unlock this strategic employment site, which has the potential to support up to 1,000 jobs.

The serviced plots enable Rula to deliver bespoke freehold or leasehold buildings on flexible terms, with construction programmes from as little as 28 weeks and occupation available from Q3 2027. Occupiers will also benefit from up to 15 MVA of available power, multimodal connectivity and lower operational costs supported by buildings designed to high ESG standards.

Next to Eaglescliffe station and one mile from the A66, Teeslink offers road and rail connections.

“Eaglescliffe is already home to a range of huge businesses and strong transport links, including the redevelopment of Eaglescliffe Station and new cycleways. Now Teeslink is prepared, the next steps will be for Rula to deliver buildings suitable for businesses’ bespoke requirements.”
