Former Venator site hits the market
The 17-acre site in Birtley, Gateshead, has 204,000 sq ft of existing manufacturing and logistics buildings and the potential to be developed for either commercial or residential uses.
Savills has been appointed by administrators Alvarez and Marsal to sell the former manufacturing site on Mary Avenue, which is located next to J66 of the A1(M).
Offers are being invited via informal tender, with potential redevelopment options including industrial, logistics, advanced manufacturing, residential uses or hybrid employment-led development, subject to planning consent.
In terms of residential, Gleeson Homes was awarded detailed planning consent in August last year for the development of 276 dwellings on land immediately south of the subject site, to be known as ‘Elisabeth Park’ and comprising a mix of two, three and four bed family homes.
Gateshead Regeneration Partnerships has also submitted a planning application for the development of 106 dwellings on land immediately east of the subject site, which is yet to be determined.
Former occupier Venator went into administration last year, as rising energy and operating costs forced the prominent titanium dioxide producer to close its doors.
Birtley is located approximately six miles south of Newcastle, six miles north of Durham, and 10 miles west of Sunderland.
Nick Bramwell, associate director at Savills Newcastle, said: “The site’s location within the A1(M) corridor is a significant positive, and the wider region is already home to a number of important employers.”
