Gateshead set to approve 270-home Taylor Wimpey scheme
Located on land to the north and south of Kibblesworth Bank, plans for this patch of land have been in the making since 2016.
The proposal involves the demolition of existing farm buildings and the construction of 270 dwellings alongside new access arrangements, infrastructure, landscaping, public open space, and sustainable drainage systems.
The site was originally promoted through the local plan process and was released from the Green Belt in Gateshead Council’s adopted Core Strategy and Urban Core Plan in 2015.
Taylor Wimpey first submitted an outline planning application for up to 225 dwellings in November 2016 and planning permission was granted in December 2018.
Since then, the housebuilder has revisited the proposals to support deliverability, including further engagement with council officers through a pre-application process.
This reassessment considered access, layout and supporting infrastructure and resulted in a redesigned scheme capable of accommodating an additional 45 homes.
The development site sits on the western edge of Kibblesworth and comprises predominantly arable land, grassland and fields.
It is divided into northern and southern parcels by Kibblesworth Bank, with an existing hedgerow running along the northern boundary.
The project team includes planning consultancy Pegasus, architect Urban North, landscape designer Southern Green, environmental consultant NJD Environmental Services, engineering firm Systra and OS Ecology.
A decision on the application is expected on 28 January.
